Trey Morsbach (HFF) presented an informative and interesting keynote address and Jack Fraker (CBRE) lead two panel discussions from the standpoint of private and institutional capital. The good news: there is an abundance of capital. The bad news: not much, really. This real estate cycle continues to perform well (not as well as last year, but still really good) and appears to have legs that may carry it for several more years. The caution and restraint of lenders, as well as the return sophisticated equity is demanding, have combined to restrain what might otherwise have been a runaway market. Thank goodness!
